This is a year over year report for single family home listings and sales in Scituate, Massachusetts, and was generated using publicly available information on the MLS. The full data is shown in the image below. The report looks at YTD 2024 compared to YTD 2023 as of July 15.

Scituate Real Estate Market Listing Activity
The number of listings taken in Scituate YTD in 2024 has decreased from 141 to 130 - a decrease of 8%. This is actually inconsistent with the greater Boston real estate market trend of increasing inventory, and a source of continued upward price pressure.
The average list price of single family homes for sale in Scituate has held flat at $1.3MM.
Sales Activity
The average days on market has increased from 32 to 49 - an increase of 53%. Similarly, average days to offer have increased from 20 to 31, or 55%. Average sales price per square foot, however, has climbed by 14% from $458 to $524.
Conclusion
Overall the Scituate real estate market remains strong. As an agent I particularly look out for total number of listings, days on market, and average sales price per square foot.
Out of the other markets we’ve covered thus far - Weymouth, Hingham, Braintree, Cohasset and Norwell - Scituate tells the most puzzling tale. Listing activity has decreased, days on market and days to offer have increased, but average sales price per square foot has increased pretty substantially.
This suggests sellers are demanding more for their properties and they are getting it, it’s just taking more time than it did at this point last year.
